Slipped or missing tiles
What to look for, and what Terry does about it
Common signs
- A tile sitting lower than the rest, or a gap in a row
- Bits of broken tile on the path, in the garden or in the gutter
- A damp patch on an upstairs ceiling, often after wind or heavy rain
- Daylight or drips in the loft
What Terry does
Terry comes round, finds what’s slipped, cracked or missing and gives you a free estimate. Slipped tiles are refixed, broken ones replaced, and the tiles around them checked while we’re up there.

Moss & a tired roof
What to look for, and what Terry does about it
Common signs
- Thick moss or lichen across the tiles
- Clumps of moss dropping into the gutters
- Tiles that look flaky, crumbly or cracked at the edges
- Damp in the loft after rain
What Terry does
Moss on its own is often just a sign of age, but it can hide worn or cracked tiles and block the gutters. Terry looks at the tiles underneath and tells you straight: a clean-up and a few repairs, or a re-tile if the tiles have had their day.

Leaking chimney or flashing

Common signs
- Damp or brown staining on the chimney breast, or the ceiling next to it
- Water getting in around the chimney when it rains
- Lead flashing that’s lifted, cracked or missing where the chimney meets the roof
- Crumbling mortar, loose bricks or a loose chimney pot

Chimney repairs and leadwork: repointing, new flashing and loose pots made safe. If you no longer use the chimney, we can take the stack down and tile over it.

Blocked or broken gutters

Common signs
- Water pouring over the edge of the gutter when it rains
- Gutters sagging, dripping at the joints or pulling away
- Moss, leaves or plants growing in the gutter
- Damp patches or green streaks on the wall below

Gutters cleared and lined up again, leaking joints and broken lengths repaired or replaced, and rotten fascias and soffits put right.

Flat roof or extension
What to look for, and what Terry does about it
Common signs
- Puddles that sit on the roof for days after rain
- Cracks, blisters or splits in the roof covering
- Damp or drips in the room below: a bay, porch, dormer or extension
- Moss or plants growing on the roof
What Terry does
Flat roofs on bays, porches, balconies, dormers and extensions. Terry will tell you honestly whether a repair will do, or whether it needs re-covering.

Slate roofs
What to look for, and what Terry does about it
Common signs
- Slipped or cracked slates, or gaps in the rows
- Pieces of slate on the path or in the gutter
- Several slates sliding at once, often a sign the old nails have rusted
- Damp in the loft or on a top-floor ceiling
What Terry does
Slipped and broken slates refixed or replaced, and whole slate roofs re-slated when the time comes. On older homes Terry will talk you through keeping the original slates.
New slates or keep the old?
It depends on the property if it’s in a conservation area then it’s best to use the original slates

Dormers & roof windows
What to look for, and what Terry does about it
Common signs
- Damp or staining around a dormer window, or on the ceiling beside it
- Cracked or lifting felt on a flat-topped dormer
- Loose tiles, slates or lead on the dormer’s sides
- Drips around a roof window or skylight when it rains

New or replacement roof

Common signs
- More repairs every winter, and the same leaks coming back
- Lots of tiles slipping, cracking or crumbling
- A roof line that sags or dips
- Old felt in the loft that’s torn or brittle, or damp in several places

“It depends on the property if it’s in a conservation area then it’s best to use the original slates”
Why is the felt wet under my new roof?
“Wet felt can be caused by the pitch being too shallow for the tiles … condensation can also be the cause if you have any new plaster work drying out in the property”
